I had been transferred to a country district(Hedon area,in 1972) with the Prudential, when I spotted some land down a area called Bonds Estate in Hedon, I found out who owned the land (they lived on a council estate called Bransholme)we reached an agreement to buy the land for the sum of £500 subject to me obtaining planning permission
I acquired the option to buy for one year for the sum of £5, I then put in for planning permission for four dwellings, three months later I obtained the outline permission.
I did not have the £500 to pay for the land, so I asked my mam and dad if the wanted to come in as partners, but they replied by saying how could I be able to carry out a deal for land when I only came off a council estate, they lent me the £500 instead of coming in as partners.
I purchased the land for £500 and sold it for £12,000 two months later (equivalent to 1999 price of £60,000)

The photo on the left shows the land now with the houses built.


Now Working as a Self Employed Insurance Broker

After making the large profit on the Hedon land I decided to finish my job with the Prudential and start up in business on my own account
I rented a office down Dansom Lane Hull.
I sold all types of Insurance, Life and General (Motor, house, household contents etc)
Also i made my second purchase of building land (Old Marfleet Lane) See following.

In 1973 I obtained a option the same basis as I did on the Hedon land (£5) and obtained planning for 64 flats on two and a half acres of land down old Marfeet Lane Hull.
I purchased for £20000 and sold it to a Housing Association for £48,000 (nice profit in those days)

I was getting bored as a Insurance Broker so I asked Robbie to start a Diving Company with me.

Another purchase of land in Hornsea in 1979.

Half Acre for £510, for which i obtained planning for two dwellings
and sold on for £7000.

Seven and a Half acres £7500
I obtained planning permission for the 7 acre site for 18 Houses on the front of Hornsea Burton Rd
I sold to Coulsons Builders for £80,000
